 To kick off your property search, contact Ellis West, where we’ll register your details and discuss your specific needs. We’ll take the time to understand exactly what you’re looking for and fine-tune your requirements to ensure we focus on the properties that best suit your lifestyle.

  • Property Type & Location: Let’s talk about what type of property you’re after (e.g., flat, house) and your ideal area.
  • Must-Have Features: What are the non-negotiables? Think of essentials like the number of bedrooms, proximity to public transport, or parking availability.
  • Deal-Breakers: Are there any factors you can’t compromise on? Identifying these early on will help us narrow down the best options for you.

Our goal is to help you find a home that fits your vision and budget. With our extensive local knowledge, we’ll make sure your new place is the perfect match.

 Before diving into the property search, it’s important to set a realistic budget.

  • Monthly Rent: A good rule of thumb is that your monthly rent should not exceed 40% of your gross monthly income. If you’re unsure about what’s affordable, we’re happy to help you calculate an appropriate budget based on your income and living preferences.
  • Deposit & Payments: Be prepared to pay a deposit, which is typically 5 or 6 weeks’ rent, along with the first month’s rent. We will guide you through the referencing checks as well to ensure everything is in order.

Consider how long you plan to stay in your new home.

  • Standard Tenancy: Most tenancy agreements are typically for 12 months or longer. Let us know your preferred duration, and we’ll aim to find properties that suit your needs.
  • Short-Term Rentals: If you’re looking for something more temporary (less than 6 months), we can help you explore short-term options too.

 It’s ideal to start your search 6-8 weeks ahead of your intended move-in date. Once you’ve shared your preferences, your dedicated negotiator will present a curated selection of properties within your budget and criteria.

The London rental market moves quickly, so if you find a property you like, be prepared to act swiftly. Many properties are snapped up within hours of being viewed, so speed is key!

Your negotiator will arrange property viewings based on your preferences. We aim to show you the best options available, so you can make an informed decision.

  • Making an Offer: If you find a property that feels right for you, your negotiator will assist you with submitting an offer. This involves filling out an offer form and placing a down payment (usually equivalent to one week's rent) as a sign of commitment. This payment will be deducted from your final balance once everything is confirmed.

Once your offer is accepted, you’ll receive the tenancy agreement and relevant documents. Be sure to read everything carefully and reach out to us if you have any questions.

  • Reference Checks: We will initiate third-party referencing checks, and your prompt action will ensure there are no delays.
  • Payment Breakdown: After your offer is accepted, we’ll provide a statement outlining the payments you need to make, including the first month’s rent, deposit, and the down payment.

 After the referencing process is complete and your payments are confirmed, we’ll send over the final Tenancy Agreement for you to sign. We will also set up your rent payments via standing order, and we’ll request confirmation that this has been arranged.

  • Final Payment: Ensure all outstanding payments are made before your move-in date to avoid any last-minute issues.

 Once everything is in order, it’s time to move in! You’ll be able to collect your keys either from our office or via an appointment with an inventory clerk, depending on the property.

  • Utility Transfers: Don’t forget to notify your utility providers about your move and set up accounts in your name.
  • Inventory Check-In: After moving in, we’ll send you a copy of the inventory check-in report for your records. If you have any concerns, let us know promptly to address them before the end of your tenancy.
